ARCHITECTURAL DESIGN SERVICES PACKAGE
Pre-design Services
We listen intently to understand your requirements and obtain the relevant information ensuring the consecutive stages of the submissions are satisfied.
We’ll confirm your design brief and budget, provide any recommendations for the appointment of consultants, inspect and assess the building site, obtain appropriate property documentation, information and surveys and analyse authority regulations and requirements.
Concept Design
This is where the design options are explored, keeping the appropriate local authority requirements in mind whilst meeting your brief.
We organise an external consultant for land surveying, obtain and check any existing building information and prepare conceptual sketches and floor plans before explaining the design to you. Basic 3D visuals of the design are provided at this stage.
Design Development
This stage sees the design being developed to a level that is ready for council submission of planning consent. If no planning consent is required, the proposed design is finalised.
The approved concept design is developed into a finalised design solution. Drawings are used to communicate the design and finalise the 3D model. At this stage, the preliminary consultant’s work is coordinated and organised for any permit applications. A schedule will be provided detailing the external materials and finishes. Where applicable, we’ll prepare the necessary documentation for planning submission.
Construction Documentation
The final stage allows the project to be built through preparation of working drawings.
Using the architectural drawings, we coordinate and integrate the work of specialist consultants. Here the design is reviewed against the planning permit approval and any conditions applicable. The drawings are prepared at an appropriate scale to enable building approval and are then submitted. Any further drawings, specifications and schedules are prepared to enable construction of the project. The documentation is then provided to you to issue to builders for tender.
